Home sales continue to rise in Spain. According to the INE, 59,021 transactions were registered in the sixth month of the year, 17.9% more than last year. This is the best figure for a month of June since 2007, when 66,670 homes were sold. With this latest increase, home sales have now risen for 12 consecutive months.
The year-on-year increase in home sales in June was the result of both the upturn in new-build property transactions, which rose by 25.3% year-on-year to 12,570 transactions, and those involving second-hand homes, which grew by 16% to 46,451 transactions.
The greater increase in new-build homes has raised their share of the market to 21.3%, while their rise so far this year has increased to 30.6%, almost double the growth of second-hand homes (17%). The market as a whole grew by 19.7% year-on-year in the first six months of the year.
In month-on-month terms (June compared to May), home sales fell by 3.3%, with declines of 1.7% in new home transactions and 3.8% in second-hand home transactions.
On the other hand, 92.7% of the homes sold were private and 7.3% were subsidised. In total, the sale of private homes rose by 18% year-on-year to 54,688 transactions, while the sale of subsidised homes increased by 16.3% to 4,333 transactions.
Beñat del Coso, spokesperson for idealista, explains that "the volume of transactions recorded by the market continues to grow unabated and has exceeded the barrier of 700,000 homes sold in the last 12 months. In fact, in the first half of 2025 alone, more homes were sold than in the whole of 2015, which highlights the strength of demand and puts into context the very sharp price rises experienced by the market, especially in an environment where supply remains scarce".
